Telina only Gladstone suburb to make state's top 100 list

TELINA is one of Queensland's hottest suburbs, making it in the countdown of the top 100 suburbs in the state.

Out of a selection of criteria including local services, community and affordability, Telina was the only suburb of Gladstone appointed to the list.

First National Real Estate principal sales agent Paul Markwell said the modern suburb incorporated many attractive features for buyers.

"Telina is part of a new stage of Gladstone," he said.

"It is a suburb surrounded by parks and gardens, with easy access to surrounding suburbs like Benaraby, Tannum Sands and Kirkwood."

Despite constant changes to the property market in the region, Gladstone has consistently fared well in the past five years in the Queensland top 100.

In 2012, Gladstone City was determined to be the second highest on Australia's Top 100 Suburbs, with a 12-month growth of 38%.

The study, conducted by the Your Investment Property magazine, took into account a suburb's potential to generate strong capital growth and consistently high rental return for home owners.

The median price for house sales in Telina was calculated at $375,000, with a median buyer age of 33 years.

"Telina is close to the city centre and also to the beach," Mr Markwell said.

"Kin Kora and Sun Valley shopping centres are both easily accessible, and it's also quite close to a number of schools."

The influx of modern developments in Telina and a close proximity to the botanic gardens are also drawcards for the emerging suburb.

It is estimated 17.38% of the market in Telina is comprised of rental properties, with 25.54% owned outright and 55.23% in the process of settlement.

Despite recent falls in rental prices for the Gladstone region, the landscape is still stable.

An average sized house in Telina can be expected to return $350 weekly, with a 4.04% gross rental yield.
