Developer brings his biggest project ever to Innes Park
BUNDABERG property developer Bill Moorhead has revealed he's bringing the biggest development he has ever undertaken to Innes Park with the $70-million Headlands Estate.
Mr Moorhead's family-owned company Multilow has developed Parklands, Paddington Grove and Moore Park Beach Estate.
The 310-lot Innes Park subdivision, which is yet to be submitted to the Bundaberg Regional Council, will turn 55ha of land between Innes Park and Innes Park North, off Logan Rd, into a residential subdivision.
The land was previously owned by company Quinnco who had plans for a retirement resort on the land but was purchased by Mr Moorhead in October.
Mr Moorhead said Headland Estate would not be your usual oceanfront subdivision, with all ocean frontage to belong to the community.
"There's not one single (residential) oceanfront block," Mr Moorhead said.
"It's going to be like Nielsons where I live now, that's exactly what it's going to look like."
Mr Moorhead believes developers in the past have got it wrong.
"I think they've made it elitist to own oceanfront," he said.
"I think greedy developers deprive the general community of access to the best assets."
Mr Moorhead said a 100m-wide strip of land would be reserved for recreation in Headlands Estate.
"You'll have the road, the houses on the inland side then paths, barbecues and shelter sheds (on the oceanfront)," Mr Moorhead said.
"There'll even be something like the turtle playground but different, a manta ray playground."
Mr Moorhead said he was putting up the $7.5 million for the community infrastructure.
"That includes building (the unbuilt section) of Logan Rd," he said.
He said the development would also include shops and restaurants.
"What I call Kacy's corner, so pretty much exactly what you've got at Bauer St there with shops and restaurants, nothing too big," Mr Moorhead said.
He said the development application would be submitted to the council in the next four to five weeks.
"We'll get that (development application) in this year and start physical construction in the second half of next year," Mr Moorhead said.
The first stage of the development will include 37 blocks with the rest to be constructed over a 10-year period.
"That will be the first start, and then we'll see how it goes," he said.
"We want to do it properly; we're not interested in cheap and nasty.
"So if it takes a while for people to appreciate just how good it is, then we'll wait for that."
Mr Moorhead said consideration for the environment was paramount in the development.
"We believe this will be a world first 100% turtle friendly lighting estate," he said.
"We're fair dinkum about the environmental stuff on this.
"The environment comes first; people who want to live here have to work in with the environment.
"And if they don't want to do that, then we don't want them here. It's that simple."
