A GLADSTONE businessman is calling on the Queensland Government to introduce a law preventing faulty homes from being put up for sale.

Estate agent Peter Richardson has made a submission to the Office of Fair Trading calling for legislation to ensure all people involved in the sale process be aware of flaws in homes placed on the market.

'I couldn't sell my car without getting a roadworthy,' he said.

'Buying a house is the single most important investment many people can make, yet you can sell it according to Rafferty's rules.'

He said homes placed on the market should be required to have a report prepared by a gold certified builder pointing out any building or other flaws.

He said this would not necessarily preclude a sale, but the selling agent would be able to point out any of the defects leaving the potential buyer to decide whether to buy or further negotiate on the price.

'You can say 'here's what comes with this house ? the stumps are old but it has a great kitchen' and it will be up to them.'

He said the law would benefit everyone involved in the sale process: the vendor, the buyer, the lawyer and the agent.

'Often a lot of time, effort and money is wasted in negotiations only to discover at the time of inspection the sale can't go ahead because of some defect,' Mr Richardson said.
